New Development Proposed in Orange Osceola Counties

As a Realtor® I find it exciting to hear about possible new developments in our region. When development projects are proposed, it is a good sign of a growing economy and demand for the real estate market. Tavistock Development recently announced a proposal has been turned in seeking approval from Orange and Osceola Counties to build a new community development near Orlando. This is not just an average development project. If approved, the Sunbridge Development would be one of the biggest in Central Florida, taking up almost 37 square miles.

The Sunbridge proposal includes plans for over 7,000 homes, as well as shops, office space, and hotels spread across several hundred acres. The property for the proposed development is currently owned by an affiliate of the Mormon Church. Should both counties and local governments approve the proposal, construction could begin as early as 2018. There is a lot to be done before the new development can be approved or rejected.

The majority of the Sunbridge Development is slated to be in Osceola County, with some of it in Orange County. Much of the land is next to eco-sensitive habitat, including the state owned areas of Split Oak Forest and Isle of Pine Preserve. While the goal of the development is to help drive employment and economic means for years to come, the environment must be taken into consideration as well. The proposal includes leaving much of the acreage to be purchased undeveloped around the three connected lakes and wetlands that are throughout. Working around the sensitive habitats and leaving the land intact may be what is needed to gain approval for the project.

New roads would also need to be built before the project could begin. The proposal calls for a new north-south road to connect Orange and Osceola counties directly through the development. There is also a 2-mile extension to the Osceola County Parkway under consideration. If approved with the proposal, it would be funded in part by Tavistock Development and the Osceola County Expressway Authority.

The answer may not be known for several more months, but we will keep watch to see how the Sunbridge development proposal proceeds.
