Make the Most of Your Final Walkthrough

The process of buying a home can be a long one. As each step is completed however, you get closer and closer to having a home to call your own. One of the most important steps to consider as a buyer is the final walkthrough. The final walkthrough is more than a checklist and worth taking time to do thoroughly. By paying close attention to the details in your walkthrough you can avoid potential issues, which you could be responsible for once the sale closes.

It is best to plan a final walkthrough on your new home a couple weeks before the scheduled closing date. This will allow time to have any new or additional concerns that may arise from the walkthrough to be addressed and taken care of. If you hold off on the walkthrough to just before, or worse, the day you are set to close, you could face a bigger issue if there is a problem with the property. For example, suppose you discover there is leak in the pipes that was not discovered in the inspection. This is the type of issue that is typically handled by the seller before a sale closes. If there is not time to complete the repair before you close, you could be looking at a delay in the process, which could affect your loan and mortgage rate should you not be able to extend the closing date.

It is your right, as the buyer, to take your time and scrutinize the property closely during your final walkthrough. Be sure to check all the faucets, turn on showers or baths, and flush all the toilets checking for leaks, clogs, or water flow issues. If any appliances or lighting fixtures are included in your offer, be sure to test them to make sure they are in working condition. If you can bring a mobile device and charger with you, you can use these to test all of the electrical outlets. If one or more outlets do not work, it is better to learn before you move in, and it will help to determine if there is a bigger issue on hand. Open and close all doors and windows to be sure they work properly, including the locking mechanisms.

Use your final walkthrough to be sure all of the seller’s items have been removed from the property. You don’t want to have deal with properly disposing of old paint cans or cleaners. If these types of materials remain behind, they will become your responsibility once you have key in hand. Be sure to check all storage areas like the basement, attic, or garage. The seller should have the home completely empty by the time of your walkthrough, but if they do not, you can work with your Realtor and theirs to ensure all belongings are removed before you sign the closing documents.
